Alexandria Offers Real Estate Tax Relief Program

The City of Alexandria offers a Real Estate Tax Relief Program for Elderly and Totally Disabled Persons. Residents that are 65 years of age or older, or are permanently and totally disabled as of January 1 each year, may be eligible for the program. The program was established to assist these residents, many of whom are on fixed incomes, maintain ownership of their homes by allowing them to obtain an exemption or deferral of their real estate taxes.

In order to qualify for the program, the applicant must occupy the property as of January 1 and throughout the taxable year as his or her sole residence. The qualifications for a tax exemption in 2004 are determined by the applicant’s total combined household income, which may not have exceeded $62,000. This includes the total income of the applicant and his or her spouse, as well as any income in excess of $8,500 of any other owner or relative residing in the home. For a full tax exemption in 2004, a household’s gross combined income may not have exceeded $40,000 in 2003. For a partial exemption equal to 50% of the tax due, a household’s gross combined income may not have exceeded $50,000. For a partial exemption equal to 25% of the tax due, a household’s gross combined income may not have exceeded $62,000. In addition to the income requirements for tax relief, the assets of the household may not exceed $240,000 excluding the house and lot up to one acre.

For 2004, applicants who have a complete application and supporting documentation on file and were granted tax relief under the program in 2003, are only required to file a “short form” application. All other applicants must file a complete application with supporting documentation (such as copies of federal income tax return, 1099 forms, etc.) on or before April 10.
